Les Caillardes

The house is currently divided into 2 parts with the Gîte as a separate part at the end. It would be very simple to return it to a whole house.

All modification and building work was photographed when carried out so there is a pictorial record of the processes.

A new oil fired boiler was installed in 2017 and feeds 17 radiators although there is capacity to add more. The electrical boards ( 3 phase) and foss septique were installed after we purchased the property in October 2002.The property has mains metered water.

Both lounges have existing chimneys but only one has a wood burning stove. (There is approx 10m3 of wood in the barn which is available to purchase separately from the house price at around 600€)

All windows and exterior doors are UPVC Double glazed and installed by a local company. The 5 Velux windows in the roof are laso double glazed.

Any exterior work needed to the exterior of the house has been carried out by local tradesmen.

The house is fitted with a French Terrestrial TV Aerial and 2 UK Satellite Dishes, currently supplying Freesat.

There is an existing telephone line which feeds an Internet box and phone. The internet speed is around 5 mbs. The rental for Internet and phone (the vast majority of call are included in the rental) is around 46€ per month.

Property Highlights

Fabulous view

The house faces due south and offers great views over the vineyards of Blaye Côtes de Bordeaux and the few fields that are used to produce crops such a Sunflowers, Corn, Maze or Barley.

Large Garden

The garden is fully enclosed with separate entry gates and parking for the house and the gîte. It is totally screened to the North and West It includes many trees; Acacia, Fir, Maritime Pine, Olive, Cherry, Sycamore, Horse Chestnut, Mulberry Plane, Bird Cherry, Silver Birch, Bay, Albizia and many Hibiscus. About 90% is given over to grass.

Quiet Neighbourhood

There are only 2 houses in Les Caillards and No:1 is on it's own lane about 150 mtrs from the local road.

House Situation

The outbuildings and garden are extremely wild life friendly. We have 'hosted' a pair of Little Owls for many years who have produced young every year. A CCTV camera is set up in the barn to watch them. The house is on the migration route for Cranes and Storks and they can be seen flying over in the Spring and the Autumn, stopping to take their bearings before setting off on the next leg of their journey.

About the House

The house dates from around 1860 and is of traditional Gironde construction. The present owners have lived in it since October 2002 and in that time have turned it into a comfortable home with many excellent features. As well as a garage that will take 3 cars there is ample parking.


The well in the garden is approx 4.5 mtrs deep and has never run dry. It has been used to water the garden in summer and to fill a large (33m³) swimming pool which is no longer installed.


Currently the house benefits from a weekly rubbish collection and fortnightly re-cycling collection as well as daily postal deliveries to the door.
